Do you really believe that you can survive in the market in the long term without changes and without investments?

“The price of inaction is far greater than the cost of making a mistake.” – Meg Whitman

Topic: Holiday property

Do you really believe that things will improve if you don't change, invest, acquire knowledge, and follow the same one-size-fits-all approach year after year? It's easy to fool yourself, because it's the easier path.

Nobody—really nobody—on Lake Constance would think of offering their property for €50, €70, or €80 with a minimum stay of two nights after only a maximum of seven successful rental months. Of course, you're thinking, "It doesn't matter, the main thing is the income." But what about the other months of the year when the property remains empty? That costs money.

You probably also think that your daily rate includes all fixed costs and service. Does that really include electricity, water, wear and tear, taxes, fees, and cleaning services? "I clean myself." That's true, but not at a premium level with a housekeeper. You're working hard for minimal income without appreciating yourself financially.

No "heart" in their property, furniture from Ikea or whatever was left, only the bare minimum invested for years and thus giving themselves their own justification for the daily price.

Marketing and sales strategies are completely irrelevant, even though over 4 billion people use the Internet every day!

This leads to failure, and unfortunately, people then look to their competitors and copy their mistakes.

Where are you going Hotelierie

In the wake of the pandemic, the hotel industry has not only suffered significant losses, but also the sobering phenomenon of a massive exodus of employees to other sectors, which also affects appreciation. While there was an opportunity to bring about change and reposition themselves, the essential things that actually needed to change unfortunately failed to materialize. What is needed is genuine appreciation for employees, service partners, and the quality and experiences offered to guests. The shortage of skilled workers in the hotel industry is a serious problem, but why would people even choose a career in the hospitality industry when the industry image is so unappealing? Nothing is changing!

Housekeeping is and remains the heart of a hotel, and it is here in particular that work is often carried out on a "low budget," leading to frustration over poor work quality, frequent team absences, and the repetitive posting of job vacancies because yet another employee has resigned. Too often, we have seen and experienced the negative effects of this situation ourselves. Yes, we have been to Achat headquarters, and yes, we have had the opportunity to speak with fantastic spa and wellness hotels at their invitation. Even today, we visit major hotels like the Bareis, the Traube Tonbach, the Europäischer Hof Heidelberg, the Exquisit Oberstdorf, and others—both as guests and interested parties—and have valuable discussions with management and employees on site.

Service for hotels and holiday properties is much too important to us – because our heart belongs to them!

Our grandparents always used to say, "Buy cheap, buy twice." And it's true. One of my most vivid memories is when Grandma and Grandpa bought a sofa for a lot of money at the time, which we sat on as children. As young adults, we were still sitting on it, and the sofa remained in excellent condition. It was sustainable quality that paid off, created satisfaction, and, above all, saved money.

Some regions boast an exceptionally high number of first-class hotels and vacation properties. Why, in particular, in areas where you might ask yourself, "Why here?" Here, people have pushed each other, created ever more experiences for guests, and continuously invested in quality—communicating with each other and building business relationships.

Complaining and making the same mistakes over and over again is one thing; moving forward with a clear goal in mind is for people who want to be successful. We support precisely these people with heart and passion. Growth never happens alone, but together. Those without a goal in mind are navigating the open sea without a compass.
